This report provides a detailed and accurate record of the condition of
contents, fixtures, fittings and overall condition of a property, at the start of a
tenancy.
This is agreed by both landlord and tenant. The same report is checked
again at the end of a tenancy for any discrepancies.
At the start of the tenancy a check-in report is compiled with the tenant
present to ensure the full inventory provides an accurate description of the
property.
Any discrepancies will be noted along with a list of utility meter readings.
Keys will be handed to the tenant.
An interim inspection of the property is carried out to confirm its overall
condition and provide the agent/landlord with peace of mind.
At the end of the tenancy the property is compared to the original written
inventory.

perceived damage and wear and tear.
